The Affordable Housing Program (AHP) is an initiative by the Government that targets the delivery of decent and affordable housing to low and middle-income households.

The Affordable Housing Program is intended to address the housing needs of the following income brackets:
  1. Social – Up to KES 19,999
  2. Low Cost – KES 20,000 – KES 49,999
  3. Mortgage Gap – KES 50,000 – KES 149,999
Given that these income groups form the bulk of the housing market, the AHP aims to provide them with accessible and standard living spaces. The goal is to promote human dignity and goes a long way in establishing and promoting social equity.

Supply side:

  1. proven demand master plan and megacity approach.
  2. mixed-use developments with the provision of social infrastructure and amenities.
  3. affordable housing financing.

Enablers:

  1. Provision of land and bulk infrastructure.
  2. Infrastructure funding under KUSP.
  3. Tax incentives.
  4. Tax breaks (Zero-rating of stamp duty) for first-time owners
  5. Standardized designs and processes.

Demand side:

  1. Tenant Purchase Schemes (TPS).
  2. Kenya Mortgage Refinance Company (KMRC) – extending Mortgages tenures and lowering interest rates.
  3. Housing Portal to assist in aggregating demand for offtake of the units.
